Providence Properties have been in the press many times of the last few years for their unscrupulous business conduct in which they have pocketed thousands of pounds from tenants by refusing to hand their bonds back. As you can imagine, Providence Properties' reputation has been dragged through the mud, explaining why the Zaman family feel they need a fresh start with a fresh company name - MyHomez.

What the Zaman family did whilst at Providence Properties was to set up a completely unrelated company called Providence Lets into which tenants were tricked into paying their deposits. Tenants just assumed their deposits were held by Providence Properties. This deception would be crucial to the Zaman family when it came to pocketing tenants' deposits at the end of the tenancy. Providence Lets' registered address is 52A Richmond Avenue, Leeds, LS6 1BZ (with company house, according to Providence Lets their postcode is LS6 1BD) but this is just a garage and nothing else. This means that Providence Lets are protected from court services like bailiffs, and, of course, nobody will be in when anyone goes round and they are completely uncontactable (indeed, Providence Properties will have nothing to do with tenants at the end of the contact, instead insisting they contact Lets).
So how can we prove that the Zamans are in charge at MyHomez like they were at Providence Properties? Well take a look at the following Companies House appointments for MyHomez, Providence Lets and Providence Properties:

It really makes me angry to read all the threatening posts from Providence on forums, pretending to be victims and saying that 'oh those students must have done damage or not paid their bills'. I cannnot stress enough how much time I spent cleaning that house and making sure it was in the same condition as when I moved in. I also took the time to get confirmation of final bills from the utilities companies sent to Providence Lets. I don't know why I bothered though as another letter I sent them recently got returned unread. Shows how much they care about their customers!
I cannot stress enough that prospective tenants must not use this company. The managers have no morals and no shame.

I recently visited My Homez to do a little fact finding. What i managed to discover from the very helpful and impartial clerk was that providence properties and mohammad ishaq have gone into administration by Begbies Traynor.
Any chance i believe of obtaining the £1,500 owed to my ex-housemates and i lies here with the administrating company.
However, this would be the tip of the iceberg compared to the overall mess that these property agencies have got themselves into.
It seems that the problem accross the board remains the same, Students wanting bonds returned as promptly and cleanly as we left the house. This however seems more like dreamscape than reality.
In reality Providence, RMP properties and most probably PADS also have been swapping houses between themselves in a bid to disorientate and in some cases trick students out of deposits and fees.
During my 2006-2007 residency the house i occupied was swapped from RMP properties to PADS. They reportedly managed to lose around 1,200 pounds of my money. Stating that payment had not been delivered. Months later, after ignoring their pleas for payment of the illusive amount a new revised bill was received discounting the lost amount. They found the money!
Deciding to have nothing to do with PADS i signed up to Providence Properties, paying the £250 bond and numerous management fees, only to find out that when it came to move out the pack enabling us to do so was by PADS.
The property is now in PADS' name and providence is no where to be seen!
I am sure that thousands of students are in the same boat and yet more students are signing up to potentially discriminating circumstances with the affiliated agencies.
Yet the managers have the blind faced cheek to carry on creating business entities in order to escape; students wanting their money back and bad press. Even here on a page headed by "MYHOMEZ IS RUN BY THE SAME FAMILY THAT RUN PROVIDENCE PROPERTIES" featuring scathing reviews by students has advertisements to 'go deposit free' with My Homez by 'anonymous'. Anonymous my ****!
So, it seems that it's up to us students to discourage others from using the affiliated agencies.
Last week there were a group of students petitioning outside the offices of 72 victoria road, hearing this news certainly made my day.
Presently i am with Trust properties, who have been problem free if a little laid back but they're definately the good guys.
As for the current Student Property Shop and My Homez i hope they rot in eternal liquidation processes.
This treatury needs to stop students need to be discouraged from signing up with them and current residents need to protect themselves from this kind of thing happening to them. Otherwise the looping will continue and the head honcho's will keep winning!
